We are now in the spring storm season.

The Belle Meade storm shelter is located on the north side of property near the north gate.  It is just north of Bldg. # 1 by the detached garages.  The storm shelter is marked.  Please use it during tornadoe warnings.  Hopefully we won’t need to use it this year.

Fire Alarm Inspection

A fire alarm inspection has been scheduled for May 14, 2010.  Continental Fire Alarm Company will conduct the inspection.  The alarms will be tested in all buildings.  You will hear the alarms going off and the fire doors shutting.

HOA monthly dues, due on the 1st, late on the 6th, with a $20 late fee.

 

Any resident who did not receive an information card for updating the card key info, for entrance to the pool gate and fitness center; please contact the office.

 

Residents interested in a plot in the Belle Meade vegetable garden needs to contact the office at # 934-8340 for the 2010 season.

 

Residents reserving the clubhouse must have a $150 damage deposit on file to hold the clubhouse.  The clubhouse has a maximum occupancy of 42 people.

 

Recycling encouraged by all residents.  Recycling bin located north of Bldg. # 2. Recycling materials allowed are all paper & cardboard, tin, aluminum and all plastic.  NOT ALLOWED are glass, stryofoam and paper carryout food containers with food residue such as pizza boxes.

 

Please note the property speed limit is 10 mph.

 

Please pick up animal waste when taking pets out.  Waste stations are located just north of the clubhouse, north of Bldg. # 2 and west of Bldg. # 3.

Issue of dead or unauthorized vehicles on property addressed.

 

March 1:  Leak reported in bldg. # 1 condo unit.  Roofers found area on roof with 15 shingles missing.  Shingle repair and replacement done.

 

3-8:  Monarch Waste Removal company notified of increased garbage on property since snow melt.  Sending out 2 guys a week to get property picked up.

 

3-10:  Handyman Don repaired north entry door on bldg. # 1.  Door sticking and not shutting completely.

 

3-11:  Geek Squad called for office computer issues.

 

3-11:  Omaha Electric Service called for south gate repairs.  Keypad not functioning.

 

3-11:  Handyman Don called for water leak into Bldg. # 1 garages.  Someone removed downspout elbow causing water to pour onto garage floors.  Downspout  repaired and water  pumped out of garages.

 

3-11:  Zaylee services called to replace burned out light bulbs in Bldg. # 2 elevator.

 

3-11:  Monarch waste removal called a second time to clean up property.  Told would come the week of 3-15.

 

3-15:  Timing off on south gate, OES called to do repairs.

 

3-15 & 16:  Monarch picked up garbage and animal waste on property.

 

3-16 & 17:  Handyman Don filling cracks in parking lot before spring rains start, to prevent pavement heaving and pothole development.

 

3-17:  Carpets being cleaned in Bldg. # 1.  Bldg. # 2 & 3 to follow in April.

 

3-17:  All resident building main entryway door latches sprayed with a lock lubricant.

 

3-22:  South gate keypad repairs completed.

 

3-29:  Monarch called about excess waste on grounds.  Is addressing issue.

2-5:  Salt, sand & snow services for 5″ snowfall.

2-5:  Handyman Don called for various repair jobs.  Align all firedoors in all buildings as per fire inspection.  Repair bldg. # 1, 3rd floor exit emergency light.  Refill ice melt buckets at door entries.

2-8:  New PBX office phone purchased.  Old phone malfunctioning, needing replacing.  Unable to repair.  Pierce Communication used for upgrade.

2-9:  Printer, fax, copier and scanner purchased for office.  All Makes contract for copier, fax with monthly fee cancelled.

2-11:  Reserve account opened at bank.

2-15:  Snow services provided for drifting snow.  North driveway blocked by snow.

January 2010

1-1-10:  Management turned over to Meadowbrook Management Company.  Letters sent out to all condo owners.  Emergency # 895-7072.

HOA dues are due on the 1st of each month, late on the 6th.  A late fee of $20.00 charged after the 6th.

NO SMOKING in the buildings. Please remind guest.

Gates to remain open with blowing and drifting snow conditions to reduce possibility of damage to gates.

Jan. 1,2,3,6,7,8,13,19,24 & 25:  Snow, sand & salt services provided by Jensen Gardens.

1-4:  Locksmith called to repair broken key in south gate control box.

1-6:  Leak in south lobby of Bldg. # 3 from snow and ice on roof. Roofers removed snow and ice from roof.  Carpet in lobby wet vac., cleaned and deodorized.  Walls and ceiling to be repainted in spring.

1-8:  Frozen pipes in Bldg. # 2 condos from frigid weather conditions.  Plumber called out.

Numerous garages and condo units with ceiling leaks to be repaired in spring.

Pass Point card key system upgrade to begin.  Condo owners sent letters to have card keys updated.  Old system corrupted, requiring upgrade.

1-25:  Omaha Door & Window called to replace broken closure to south entry of Bldg. # 2.

1-26:  Recycling bin delivered to property by Dale’s Trash Service.  Placed on north side of property, north of Bldg. # 2.  Items to be recycled are all plastic, all paper and cardboard, tin and aluminium.  NOT ALLOWED are glass, styrofoam and carryout food containers with food residue such as pizza boxes.

A green recycling container has been placed on the north side of the property, north of Bldg. # 2. 

Please participate in the recycling program here at Belle Meade.  Recycling will help keep our trash collection bill lower.

Tin, aluminum, all plastic, all paper and cardboard are allowed.  No need to sort.

 NOT ALLOWED are glass, styrofoam and paper food containers with food residue.

New Management

On January 1, 2010 the Belle Meade Board of Directors hired Meadowbrook Management Company to manage Belle Meade Condo Assoc.  Letters detailing this move has been mailed to every condo owner.  The operation and management will generally continue as before.  Payment of dues will continue the same.  Concerns will still be directed to the Belle Meade office.  Phone # 934-8340. E-mail address: bellemeadeca@gmx.com.

The snow and ice have created some challanges here at Belle Meade.  A roofing company has had to come on several occassions to remove snow and ice build up on several of the buildings.  There have been leaks into some of the buildings and individual units.

There will be a system upgrade of the Pass Point card key program.  The card keys are used for access to the fitness center and the pool gate in the summer.  Letters have been sent to all condo owners concerning this upgrade.  All card keys will need to be reentered in the new system upgrade.  On the back of your card key you will find a set of numbers needed by the office for the upgrade on your card.  The same cards will be used.

HAPPY NEW YEAR!!!

Happy New Year to one and all!

We have had numerous reports of leaks in all 3 buildings.  The previous snow and ice we’ve had is causing havoc on the roofs of all the buildings.  Please be patience.  These circumstances are beyond our control.  But please do notify the office when you notice a leak anywhere in your unit or in any of the buildings.  We have had roofers remove snow and ice from a very critical area of building 3, that was causing some damage.  We would like not to do this, because it is very dangerous for the workers and could cause shingle damage.  This is all an act of nature.  As stated earlier your patience is very much appreciated.

Our snow removal crew has done a very nice job, considering the amount of snow and weather that we have had.
