A meeting of the Board of Belle Meade Condominiums, Omaha, Nebraska, was convened in open session at 7:00 p.m. on August 21, 2007.

Present were the following: Tom Jackson, Jim Lang, Steve Clouse, Alex Mc Phearson, Deb Cook and Condominium Owners, Roger and Sharon Abel, Alyce Bruzek, Linda Cobb, Mary C. Rogers, Jan Huss, Barbara Bins, Martha-Jane Bonine, Cindy Gardner, Julie Ommen, Myrna Grumer, Joan Janney, Kristen Patters, Becky Cash, Kris Pronske, Kathy Mc Phearson, Jim Lang,, Jack and Polly Chandler, Frank Whartoy, Darlene Waters, Tim Wildsmith, Jim and Char Bennett, Craig Hopkins and Ricki Esmaal.

Notice of the meeting was posted in advance in each Condominium building entrance on Friday, August 11, 2007. Meeting presented by Steve Clouse.            

“Steve Clouse called the meeting to order at 7:00 p.m.Passed out meeting agenda and had everyone sign in that was present at meeting, then introduced the Board of Directors.”

Reviewed financial information of the Home Owner’s Association

a.    Maintenance repair costs

b.    Carpet cleaning costs.

c.    Removal of carpets in elevators

New Items

d.    Improved cement surface @ north end of bldg. #2.
e.    Replaced lights and removed graffiti in Storm Shelter.
f.    Discussed parking additions.

General discussion

•    Resident requested no one continue to throw away un-bagged trash in dumpsters. Everyone agreed to comply. 

•    Prevention of car vandalism was discussed among group. It was agreed, than in addition to existing security measures, everyone would become hyper-vigilant and exercise a heightened sense of awareness of surroundings, reporting anything suspicious to management for immediate review. •    Question was presented to ascertain the feasibility of implementing a resident e-mail system, in order to improve communications between owners. In addition, it was agreed among the group, this would also serve as a means of reporting violations to management without fear of reprisals.

•    Question was asked if Management and or Board of Director’s would clarify Belle Meade’s existing policy relative to the posting of “For Rent” signs on premises. Response was, “It is it not accepted “, and ordered the immediate removal of signs.

•    It was brought up by several owners that dogs are still not being kept on leashes. Group discussed possibility of implementing a procedure to assess fines to those who continue to violate this policy.

•    If necessary, a special committee will be assigned to specifically address pet policies/compliance.

•    Question was asked if a safety/support rail could be placed on the steps located on the south/east    portion of property between clubhouse and building #3.

•    It was suggested that owners be issued keys to their perspective building entrances (in case of electronic malfunction). Board will consider immediately.

    Sorry I’m unable to attend any meetings, but I’m still at work. I would like to bring up a security issue that I discovered not too long ago. I had some issues with my garage key that I think others might need to be aware of. This issue should be discussed at the next meeting to make others aware. Thank you,

    Placing small recycling containers inside the our building 3 entryway is NOT working! People are placing cardboard and other garbage items in with the recycle items. This sends the wrong message to prospective buyers and our nieghbors, not to mention all the health reasons. Larger containers could be placed near our dumpster for our residents to use for recycling. The recycling is a GREAT idea, but lets keep it outside our entryways.

    Thursday evening I went to the exercise room and upon opening the door, I was greeted by TOTAL DARKNESS! After searching for several minutes invane for a light switch, I next gropped most of the exercise equipment, feeling for the TV remote. After finding one, I turned on the TV and then was able to find the light switch. After watching the last quarter of the U N O football game, I went to leave only to find the door was not locked to begin with. I could not get the electric lock to set up. Sugestion: replace the wall switch plate with one that lights up in the dark or put a exit sign up by the exit door. Also, the exit door lock needs fixing.

    In response to April’s security issue with her garage keys, which may involve any or all our residents, we should all be made aware of the situation, so it can be determined if it effects anyone more than April. Five more months until the next meeting is a long time to wait to evaluate a situation as important as everyones security.

    What date have you determined for the next board meeting? Six months would place it in late February or early March 2008. Please print it in the “NEWS” section. THANKS
