 A meeting of the Board of Belle Meade Condominiums,

Omaha, Nebraska, was convened in open session at 6:00 pm on April 28, 2009.  Present were the following : Steve Clouse, Vicki Frost and Condominium Owners: Jim & Dee Kizlin, Linda Cobb, Alyce Brezek, Char Bennett, Chantel Black, Jan Huss, Julie Ommen, Barbara Binns & Charlie Glasgow, Brian Jackson, Anthony Pasternak, Clay & Joan Janney, Robert & Sue Reinholz, Tony & Brooke Mixan, David Mischal, Cindy Garner, Masoumeh Riahi,  Mary Trenerry, Joe Barfield, Darlene Waters and Don McMichael. Notice of the meeting was posted in advance in each Condo building entrance and on the condo web site on April 14, 2009.

Meeting was presented by Steve Clouse. Steve Clouse called the meeting to order at 6:00 pm. The meeting agenda was passed out as everyone arrived and signed in. 

Topics of Discussion on the Agenda:

 1.                        Financial Statement:Discussed the increase in utilites due to the 25% rate increase on all OPPD commercial accounts.Also discussed the impact the past due accounts have on the cash reserves. 

2.                        Past Due Accounts:Discussed the 5 past due accounts that have lawsuits pending, with an outstanding balance of nearly $ 10,000.  Four units are under foreclosure proceedings. 3.                        Budget:Discussed the fact that the budget does not reflect the operating costs of the gates, the rate increase of utilities, and the security alarms.

 4.                        Security Gates/ Security Issues:Discussed the rash of recent break-ins, resulting in the closing of the gates 24 hours a day, 7 days a week and the installing of security cameras on the gates and in the clubhouse.

Garden:Vicki Frost reported that the garden has been tilled with 8 plots this year ready for planting.14 garden members are planting this year in 8 plots.

 6.                        Police Department:Bridget Fitzpatrick, a representative from the police department did a presentation on crime prevention at the complex.  She discussed the need not to leave garage doors open, and the barrel key locks on the garages.  She discussed a need to be vigilant to our surroundings and to report any and all suspicious  activities in and around the complex.  Talked about the measures management have taken to help prevent crime.  The gates being shut at all times, the security cameras on the gates and the notification of the residents by newsletters.  The meeting was adjourned at 7:20 pm.
