BEDFORDPLAZAOMAHA, NEBRASKA68116NOVEMBER 18, 2008A meeting of the Board of Belle Meade Condominiums, Omaha, Nebraska, was convened in open session at on November 18, 2008.Present were the following :Steve Clouse, Vicki Frost and Condominium Owners:Linda Cobb, Myrna Grumer, Barbara Ward, Jim & Dee Kizlin, Brenda Smith, Erica Holstein, Joan Janney, Julie Ommen, Darlene Waters, Jaci O’Brien, Charlie Glasgow, Barbara Binns, Mary Trenerry, Polly Chandler, Dan Byrd, Masoumeh Riahi,Cindy Garner, Mike & Mercy Kruger, Joe Barfield, Joni Craighead, David Mischal, Mary Rodgers,Kris Pronske & Jerry Schilf.Notice of the meeting was posted in advance in each Condo building entrance on Tuesday, November 4, 2008.Meeting was presented bySteve Clouse.Steve Clouse called the meeting to order at .The meeting agenda was passed out as everyone arrived and signed in.Topics of Discussion on Agenda:1.Security GatesGates now fully operational.Disscussed the repairsand vandalism that have occurred since the gates were installed and costs incurred.Different deterents to vandalism was discussed.It was agreed that everyone would be vigilant to vandal activities and report to management any concerns.Discussed 1 year warranty on gates and annual operating costs.2.Reviewed 2008 Annual BudgetDiscuss costs incurred from spring storms and lightning strikes.Surge protectors installed on all buildings to stop damage from lightning strikes to buildings.Discussed utility expenses.Discussed ways to help keep costs down.Talked about setting hallway thermostat at 68 degrees.Keeping entryway heaters turned on low; and investigating elevator electricity usage.A notice was sent to all residents and owners concerning a new policy implemented by the Board of Directors.Starting December 1, 2008 any HOA dues paid after the 6thof each month will incura $20.00 late fee.It was brought up to charge a fee for anyone not using Automatic Deposit to pay their dues.3.GroundsVicki Frost talked about the success of the garden plots this past year, which 14 residents participated in.She recommended charging a fee to each gardener next year to cover any expenses incurred for the garden and a refundable deposit for gardeners keeping their plot clean and weed free the garden season.Ground maintenance was discussed.Some landscaping was replaced this past year and more will be replaced this next year.4.New Board MemberIt was discussed that a new Board Member would be needed for Building # 3.Barbara Ward asked to be considered for the position.It was decided an election would take place for this position.5.Exiting Condos for SaleErica Holstein from Prudential Real Estate talked about the present state of Condos for sale at Belle Meade.There is one 2 bedroom condo for sale from the original condos for sale.Four other condos are for sale by present owners.6. General DiscussionBrenda Smithbrought up the topic of the wind blowing out her fireplace when lit.It was suggested she call Lumbermans to investigate the problem.It was brought up that the up and down arrows in the elevator in Building # 3had been vandalized and broken.Jerry Schilf asked if it was possible for the lines in the parking lot forthe parking stalls could be repainted.Steve Clouse told the residents that a bucket of Ice Melt would be placed in the entryway of each building this winter.A complaint was brought up regarding old carpet being dumped in the dumpsters by carpet layers when recarpeting a unit.Kris Pronske initiated a discussion of dog owners not picking up after their animals, and cigarette butts on the ground under some decks.It was suggested that when violators are spotted to let the office know and letters would be sent to said violators.It was suggested everyone change their furnace filters 2 to 3 months.A woman in the group addressed the topic of the Women’s bathroom window in the Clubhouse. It can be seen through, from outside into one of the stalls. It was decided to be looked into and a covering to be checked into for the window.A discussion of the Clubhouse alarm was entered into in regard to the cost of false alarms, and the policy of setting the Clubhouse alarm.The meeting was adjourned at .Coffee was provided by MJ Java, Jim & Dee Kizlin.Catering was provided by Linda Cobb & Walmart.
On November 5, 2008 the Belle Meade Association Board implemented a new policy effective December 1, 2008. Any and all HOA dues paid after the 6th of the month with access a $20.00 late fee.

The next Homeowner Association meeting will be held on Tuesday November 18, 2008 at 6:30 PM. Please come ready with any topics you wish to discuss.

The Garden Club had a successful first year. Alot of produce was harvested from the 14 different garden plots inspite of the damaging weather in the early planting stage. It is our hope next year will have an increase in success.
