On January 1, 2010 the Belle Meade Board of Directors hired Meadowbrook Management Company to manage Belle Meade Condo Assoc. Letters detailing this move has been mailed to every condo owner. The snow and ice have created some challanges here at Belle Meade. A roofing company has had to come on several occassions to remove snow and ice build up on several of the buildings. There have been leaks into some of the buildings and individual units.
There will be a system upgrade of the Pass Point card key program. The card keys are used for access to the fitness center and the pool gate in the summer. Letters have been sent to all condo owners concerning this upgrade. All card keys will need to be reentered in the new system upgrade. On the back of your card key you will find a set of numbers needed by the office for the upgrade on your card. The same cards will be used.
We have had numerous reports of leaks in all 3 buildings. The previous snow and ice we’ve had is causing havoc on the roofs of all the buildings. Please be patience. These circumstances are beyond our control. But please do notify the office when you notice a leak anywhere in your unit or in any of the buildings. We have had roofers remove snow and ice from a very critical area of building 3, that was causing some damage. We would like not to do this, because it is very dangerous for the workers and could cause shingle damage. This is all an act of nature. As stated earlier your patience is very much appreciated.
Our snow removal crew has done a very nice job, considering the amount of snow and weather that we have had.

On November 15, 2009 at the Homeowners meeting, a vote was taken and agreed that the dues would be lowered from 15 cents a square foot to 13 cents a square foot. Notices have been sent out to all homeowners.
A reminder that when reserving the clubhouse, a deposit of $ 150.00 is required. The deposit is returned after the reservation, and after the clubhouse is inspected. Leaving the clubhouse clean and returned to an orderly state is required to get deposits back.

Forbidden will be glass, styrofoam, and any paper products with food on them.2.Grounds:The cost of landscaping was discussed.As well as the cost of keeping the properties grounds maintained.3.Past Due Accounts:The five past due accounts were discussed with a past due account balance of $ 9,414.00.All have been turned over to attorneys for collection.We received a judgment on one, but have 24 other judgments ahead of us on it.The other 4 are in process of being processed.4.Budget:There was a very lengthy discussion of the budget and the proposed budget for 2010,Each area of the budget was discussed and analysed.It was noted there would be a $13,000.00 shortfall in 2010 with the current HOA dues rate as is.5.HOA Increase:There was much discussion, heated at times, concerning the 15 cent assessment of the dues by the Board of Directors.The dues went from 10.5 cents to 15 cents, a 42 % increase due to a budget shortfall for 2010.It was noted that a reserve was needed to offset future expenses.A presentationofHOA duesat other properties around Omaha was presented. It was decided that a committee would be formed to review expenses, the budget and looking into areas for cost cutting expenditures.Eleven people signed up to be on the committee.They are homeowners:Jim Christensen, Mike Kruger, Joe Barfield, Myrna Grumer, Brian Pickering, Cindy Garner, Jaci O’Brien, Dee Kizlin, Jim Kizlin, Lorrie Rusk and Brian Jackson.It was moved and seconded to lower the dues from 15 cents a square foot to 13 cents a square foot beginning January 1, 2010.It was noted the budget could be operated at 13 cents with the current rising costs and expenditures.The meeting was adjourned at .The meat and cheese tray was donated by Mike & Deb Terrell.

The Executive Board of Directors increased the HOA dues effective December 1, 2009. The dues are raising from 10 1/2 cents per square foot to 15 cents per square foot. Letters have been mailed out about these topics.
